Realistic startup costs for a small commercial vertical farm?

Every article I read gives wildly different numbers. Some say you can start for 50k, others say you need 500k minimum. I am looking at a unit of about 200 square metres for leafy greens, selling to local restaurants and a weekly farmers market. Can anyone who has actually done this share realistic numbers? Not including the building lease.
