Insurance for a vertical farm. What do I need?

Setting up a small commercial operation in a rented industrial unit. The landlord wants proof of insurance. What type of insurance do I actually need? Product liability obviously, but what about crop loss, equipment failure, or water damage to the building? Has anyone found an insurer who actually understands vertical farming? Most standard agricultural policies do not cover indoor growing.
